Inspection Prices and Terms

Inspections fees are based off the total square footage of any property. In some cases age and conditions are considered.

Detached Single Family Dwelling / Attached Single Family - Townhome:

Up to 1,000 sqft     $375.00

1,001 to 1,500 sqft     $400.00 

1,501 to 2,000 sqft     $425.00

2001 to 2,500 sqft     $450.00

                        2501 to 3,000 sqft     $485.00                                                                                                       

3001 to 3,500 sqft     $535.00

3,501 to 4,000 sqft     $595.00

                    4,000+ and up call for a custom quote......

Condominium Towers  / Low Rise:

Up to 1,000 sqft     $295.00

1,001 to 1,500 sqft     $325.00

1,501 to 2,000 sqft     $360.00

2,001 to 2,500 sqft     $395.00

2,501 to 3,000 sqft     $430.00

*** Homes built prior to 1985 add an additional $75.00 for the additional time necessary to complete a through inspection.

*** Homes built prior to 1950 add an additional $125.

*** Beach frontage homes add an additional $125 due to beach front conditions and wear thats typical in a beach front home,  including the additional time its takes to complete.

Pool / Spa: 

I no longer inspect pools due to the advanced digital and remote features that are used with todays modern pools. I recommend having a pool inspected by a pool speclisit and or the pool company or professional that regulally maintaines and services the pool, and that is familar with the pools functions and condition.

Insurance Inspection Services:

Wind Mitigation $250.00
4-Point $250.00 -- under 2,500 sqft
4-Point $300.00 -- over 2,501 sqft
Roof Certification/Condition $200.00
